The proposal for the restoration of the land occupied by Eandis, the Flemish energy distributor, and its integration into the urban fabric is part of the comprehensive reflection on the Overleie district, in Kortrijk, and was developed shortly after the one carried out for the neighbouring lands of De Kien, located between those of Eandis and the river.
This proposal needed to address four key aspects:
- - decontamination of land
- - treatment of existing service networks (part of which should continue to operate)
- - integration into the environment (both with regard to the set of streets and public spaces and with regard to the built-up fabric)
- - the resulting mobility and parking needs
The programme to be implemented is primarily residential, with a combination of single-family dwellings and apartments that, with the proposed formulation, reaches a density of 85 units per Ha and a land occupancy rate of 1.2.
The new buildings are articulated as to avoid overwhelming morphologies and to shape the territory, giving rise to public spaces and pedestrian itineraries on the scale of the neighbourhood. The larger buildings are located on the north side, next to the boulevard, opposite the park; the smaller ones, on the south side, in continuity with the dwellings of this area of Overleie.
